Welcome to BookMyOffPlan (“the Site”). By accessing or using this Site, you agree to comply with and be bound by these Terms of Service. These terms constitute a legal agreement between you and Enesco Real Estate Brokers L.L.C.

1. Scope of Services

BookMyOffPlan is a platform that displays off-plan project listings, developers, pricing, and investment statistics. All brokerage services are legally conducted by Enesco Real Estate Brokers L.L.C., a licensed real estate broker in Dubai, UAE (RERA Licensed).

2. Listing Accuracy and Disclaimers

While we strive to verify all information:

• Project details, payment plans, handover dates, and prices are subject to change by developers without notice.
• Calculated yields (ROI) are estimates based on historical market trends and do not constitute guaranteed returns.
• RERA registration and escrow account numbers are mock representations unless verified on official Dubai Land Department channels.

3. User Commitments

By submitting an inquiry or register interest form:

• You agree to provide accurate, current, and complete personal and financial preferences.
• You acknowledge that Enesco advisors may contact you via email, WhatsApp, or phone.
• You agree not to use the Site for any fraudulent or speculative bidding activity.

4. Direct Developer Agreements

Purchases of off-plan properties are finalized through formal Sales and Purchase Agreements (SPA) directly between you (the Buyer) and the developer. Enesco Real Estate Brokers acts solely as the facilitating agency.

5. Governing Law

These Terms of Service are governed by and construed in accordance with the laws of the Emirate of Dubai and federal laws of the United Arab Emirates. Any disputes shall be subject to the exclusive jurisdiction of the Dubai Courts.
